All new tenant applicants are required to go through a “tenant verification process” before a lease is signed. Using the information collected in our application, we make the decision for tenancy based on several criteria which may include employment history, eviction history, landlord references, credit rating, and criminal records.


IN THE CASE OF MULTIPLE APPLICATIONS, APPLICANTS ARE APPROVED ON A MOST QUALIFIED BASIS.

MINIMUM REQUIREMENTS

  1. Minimum credit score of 600.
  2. No bankruptcies, judgements, liens, foreclosures, short sales, charge offs or collections in the last 2 years.
  3. Employment and Rental history – verifiable.
  4. Evictions are an automatic denial.

The following is a statement of our rental application and screening policies, which explains our rental and occupancy standards and our requirements for all potential tenants. Prior to submitting your application, please confirm your move in date.


Rental Application Process:

The rental application needs to be filled out completely and accurately. We will not process an incomplete application. Any misstatement or omissions made on your application, whether or not discovered before you move into the building, is grounds for denial of an application or termination of an existing tenancy. Information must also be verifiable. If information given to us on the application cannot be checked out and

verified this is a valid basis for rejection. A COMPLETED APPLICATION FORM: in order to tell

us about yourself each adult (18 years and older) wishing to live in one of our properties

must fill out an application and be approved. All sections of each application must be

complete and accurate. There is a $55.00 per applicant NON-REFUNDABLE FEE.


Photo Identification:

Every adult (over 18) that will be living in the apartment is required to provide a government issued photo ID.


Screening Service:

Management uses a tenant screening service for any occupant over the age of 18.


Lease Paperwork and Payments:

Upon approval of your Application, applicant(s) have 24 hours to pay the security deposit with certified funds or online (a link will be provided). The lease and any applicable addendums must be executed with 48 hours of receipt. Failure to execute the lease will result in a fee of $250 which will be deducted from the security deposit.


Minimum Income:

Household income must be equal to (3) times the amount of monthly rent for the apartment. To be counted as household income, amounts must be verifiable, reliable, and predictable. Income received from temporary jobs or unemployment is not considered to be verifiable, reliable, and predictable. If monthly income does not equal at least three (3) times the stated monthly rent amount, the last month rent or additional deposit may be requested to be paid in advance. If we are unable to verify income, a current paycheck stub/w-2 will be required. Self-employed applicants must provide two years’ tax returns or a P & L statement acceptable to Stay and Play Myrtle Beach.


Housing History:

You must provide the name and last known telephone number of each landlord/property manager for each address you had for the last two years. Roommate references are not acceptable. Failure to disclose an address of record in the last two-(2) years is cause for rejection of your application. Positive rental references are one of the most important things management looks at in screening applicants. The refusal of a prior landlord to give a reference, or a negative reference, will be grounds for rejection of your application. Rental history demonstrating residency, but not by a third party, may require an additional security deposit. In the case of first time renters, young people or students, we reserve the right to vary this requirement if all other aspects of the screening appear positive and/or applicant is able to pay an additional deposit, or pay an amount for advance rent. We may also vary it for prior homeowners.


Eviction Fillings:

Unlawful Detainer or eviction case history will be checked. Eviction actions within the past three (3) years for rent, or Unlawful Detainer actions in the past six (6) years for other reasons, may be basis for rejection of your application.


Credit References:

Bank and credit references will be checked. An adverse bank or credit reference or the absence of a credit history may be grounds for rejection for an application. A bankruptcy or adverse credit report within the past 24 months is grounds for rejection. (Minimum credit score of 600 is required) If score is below 600 you may be required to pay an additional deposit to be paid in advance. (If approved). In reviewing credit score history Stay and Play looks not just at the credit score, but the items listed in default, etc.


Criminal History:

Management will screen for criminal history. Criminal history may be a basis for rejection of an application.


Business Relationship:

The relationship between a landlord and tenant is a business relationship. A courteous and business-like attitude is required from both parties. We reserve the right to refuse rental to anyone who is verbally abusive, swears, is disrespectful, makes threats, has been drinking, is argumentative, or in general displays an attitude at the time of the property showing and application process that causes management to believe we would not have a positive business relationship.


Additional Requirement for Pets:

An additional non-refundable pet fee of a minimum of $250.00 per pet (final amount to be determined by the landlord), is required. This may include, but is not limited to, an additional monthly charge per pet. (Except for animals used to accommodate the disabled.) The number of pets allowed in a particular property will be determined by the property owner at the time of signing the management agreement. A separate Pet Addendum will be signed as part of any lease.
